A New Real Estate Brokerage for South Park: Coldwell Banker Exclusive
Located in a store front just off Grand Avenue on 11th Street adjoining the Chase Bank, you will find a new real estate brokerage owned and brokered by Erwin Pineda and managed by long time downtown Los Angeles brokers Monica and Kerry Henderson and Bill Cooper. Monica and Kerry have been residents of South Park for over nine years and rightly consider themselves pioneers in the area. Bill Cooper is an old hand at downtown real estate with a terrific record of listing and sales exclusively in downtown LA. Suffice it to say “there is a wealth of local knowledge and experience in this group.”
But CBE is more than just another real estate office!
In discussing the company’s game plan with Kerry and Monica I was interested to learn that in addition to real estate listings and sales under the Coldwell Banker moniker, they have proposed a new business model they call “Agent Hub”. They are offering prime office space to any sales associate or broker who lives in and works the South Park market – regardless of which broker employs them. Many local real estate agents work exclusively in the South Park/downtown market but are employed by brokerages some distance from downtown necessitating travel to far reaching areas of LA to access their offices. By offering a central South Park office location for any real estate practitioner doing much of his/her business in South Park regardless of broker affiliation, the concept offers a South Park focus and saves hours of commuting time for associates of brokerages who do not office in the downtown area. In addition, this cooperative arrangement results in increased office synergy, breadth of local knowledge, and cooperation on listings and sales. This is unarguably a terrific concept!
Kerry and Monica
In addition, Monica is deeply involved in market research and statistics of the South Park commercial and residential market and is currently working with the South Park/Social District BID to define business and space needs. She is in the process of introducing herself to all the current businesses in South Park to help them figure out what their retention plan is for them to actually stay in the neighborhood and determining how to attract other businesses to come here. She and Kerry have started a “village business initiative” to support new businesses and help them understand how to be an active part of the fabric of this community. As South Park’s population grows, infrastructure needs and wants are growing. Information provided by this program is vital to establish a road map for the future! Bill, Kerry and Monica like to think their business is more than a real estate brokerage office – it has become a community development company.
Community is the operative word for what Coldwell Banker Exclusive is offering to South Park. If you are a local real estate agent or, more broadly, a local South Park resident, you owe it to yourself to stop by CBE’s office and see what they offer. Kerry’s email address is kerry@styleandsubstancegroup.com and their website is StyleandSubstanceGroup.com. Their phone number is 424-249-9805.
